About 2nd story (pop-tops) and home additions
What does it cost for a 2nd story addition or first-floor home addition?
Additional expenses are associated with a 2nd story addition over a first-floor addition, so we will address both costs separately.
With a 2nd story addition, generally, you will see $250.00 to $350.00 per square foot cost for a pop-top. So, a 1,000 square foot 2nd story addition will run from $250,000 to $350,000. Factors that affect pricing include additional remodeling to accommodate a new staircase, structural needs to support the new addition, and new plumbing if needed.
First-floor additions are less expensive as you usually don't have the costs of excavation, foundation work, underground utilities, or a concrete foundation and the engineering that goes with pop tops.
Master bedroom additions are probably going to be approximately $110,000 and up. You might want to go ahead and add additional living space if you do a master bedroom, as the extra cost is lower once the first-floor addition is done. Costs are very site-specific based on local setbacks and building codes.

Other considerations when deciding between a 2nd story addition or a ground-level addition are that a 2nd story addition (pop-top) is far more disruptive to your home and life. You will be out of your house for a couple of months. The roof will be coming off your home, and many of your ceilings need replacing. There will be a new staircase and
remodeling that will take place on the first floor.
